Master Bedroom

  • Clear of clutter providing a sanctuary of rest
  • Patio door access to back yard – we had plans to put a pool and Jacuzzi in at one time so there is a power outlet available for that if needed later.
  • Decorative cut out lighting is on vacation/security timer
  • Lots of walk in closet space, enough to hold chest, dresser, and hang more than enough clothes
  • Bench storage furniture in closet stays with property
  • Easy clean shower as I’m not a fan of caulk

  • Decorative cut outs on stairway wall are also on timer
  • Laminate flooring
  • Added insulation and attic fans have greatly improved efficiency
  • Views from the windows go on forever
  • Dormer windows are boarded up for energy efficiency

Right Bedroom

  • The area where the two chandeliers hang was meant to be a walk in closet, but my daughter didn’t want that so we opened up that space and built the smaller closet. If the closet isn’t big enough, a wall closet could easily be installed along the west wall or the east wall could also go back into a walk-in closet.

Left Bedroom

  • This room is also wired for surround sound that can be hooked up to the sound station in the carpeted room
  • Closet has 2 secret compartments for the kids to hide stuff
  • The attic off of this room is partially finished and is an easy access storage place
  • Carpeted room was used for practicing drums so it is sound proof to an extent. Also a great room for gaming!
  • The carpeted room was initially to be a walk in closet and could easily be re-purposed for that

Great Room

  • This was initially a 3.5 stall carport and constructed to securely support a 2nd story in case we wanted to put a rec room above
  • Wired for surround sound from the station in the kitchen dining area
  • New flooring was installed 6 months ago
  • A/C unit is not quite a year old
  • Fireplace is propane with switch in the foyer area
  • Having both double doors open create an awesome breezeway
  • This room has its own ac/heating unit providing added efficiency
  • Attic access with tons of storage up there
  • I will replace the north double door set upon closing as it leaked the last bought of rain we had

Tool Room

  • Vented for ac/c and heat
  • Lockable to keep tools secured
  • Plenty of 110 and 220 plug outlets
  • Great lighting
  • Also wired for sound that connects to the main station in the kitchen dining area

Future Garage

  • Current Slab will hold a 3 stall garage (where 5th wheel is parked)
  • Tool shed stays with property

  • Christmas lighting plugs are also on the vacation/security timer
  • Toro irrigation system with irrigation lines all over the front and backyard as well as into the goat pasture
  • Flood security lighting
  • Volleyball court once in the back yard with poles still standing
  • Fire pit

Secondary Home

Secondary Home on Lot #3

This building started out to be a horse barn. In the middle of construction, my best friend’s husband passed away and left her and her diabetic 13 year old son in a rundown apartment in a bad neighborhood. I re-purposed the horse barn to be a home for them so they could be back with horses and the country lifestyle. She chose to have a larger kitchen with less living area and chose the cabinets and lighting. Because the steel frame was already constructed, I had to figure out a floor plan to accommodate electrical wiring and plumbing, add a downstairs bathroom optimize living space and accommodate a few horses. If you needed a larger downstairs bedroom for a mother-in-law suit, I would think that either the horse stalls or the car port could be easily renovated to provide additional living space on the lower level.

  • Water is shared with primary home
  • Electric is on its own meter
  • Kitchen also has under counter lighting that just needs the light fixture
  • The upstairs deck needs to be re-secured as it’s getting a bit wobbly
  • The door on the deck fence rail is used for moving furniture into the upstairs using the tractor bucket
  • I have rented this for up to $1,000 per month. Now has new vinyl floors downstairs and fresh paint and is occupied.
